Essential Duties and Responsibilities
1. Maintains the scheduled and unscheduled maintenance on, but limited to: HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
2. Maintains the building in good repair and free of hazards such as those caused by electrical, plumbing, heating and cooling systems, etc.
3. Keeps the community beautiful and free from safety hazards in compliance with Federal, State, and local laws.
4. Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs as outlined in company policy and procedures.
5. Repairs and maintains vacated rooms in a timely manner. This includes painting and cleaning carpets.
6. Maintains the smoke detectors, fire alarm and emergency generator systems in a good working order, performs test on fore alarm and emergency system weekly and keeps required of test results.
7. Repairs walls, floor coverings, doors, and wood work in the common areas of the residence.
8. Ensures that walls, floor coverings, doors, and woodwork in common areas of the community are properly maintained.
9. Ability to cover other maintenance staff members shifts, who are absent due to sickness, vacation, etc.
10. Ability to assist with move-ins, move-outs and transfers. Including moving of any furniture, personal, belongings, etc.
11. Reports to supervisor any resident issues or concerns that may occur while working.
12. Concerns his/herself with the safety of all residents in order to minimize the potential for fire and accidents. Ensuring that the community adheres to the legal, safety, health, fire and sanitation codes by being familiar with his/her role in carrying out the communities fire, safety, and disaster plans and by being familier with current MSDS.
13. Ensures that residents and families receive the highest quality of service in a caring and compassionate environment which recognizes their rights and needs.
14. Follows departmental procedures including sanitation, safety, and work schedules.
15. Follows compliance of community with AHCA and health department regulations.
16. Follows proper procedures and storage of all chemicals and equipment.
17. Attend all required trainings, maintaining compliance with company policy and State.
18. Read, understand and comply with all company policies and procedures.
19. Other duties as assigned.
Participates in training, in services, attends meetings as required.

Protects privacy and confidentiality of information pertaining to the resident, employee, residence, company information and records.

Maintains neat appearance, good hygiene and appropriate attire.

High school diploma or GED helpful. Minimum 1-3 years related experience. Knowledge of building equipment, building codes and building systems (HVAC, plumbing and electrical systems. EPA and HVAC certification preferred. Training of Material Safety Data Sheet (MSDS) for chemicals or hazardous materials.
Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence. Ability to effectively communicate in English and understand and follow written and oral instructions.
Ability to communicate effectively with residents and their family members, and co-workers at all levels of the company.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common factors, and decimals.
Must have a valid driver license and access to private vehicle(truck) for business uses.
Any HVAC or certification to be kept current with licensing agency.

While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to high, precarious places: fumes and airborne particles; toxic or caustic chemicals; outside weather conditions; and risk of electrical shock. The noise level is usually moderate.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
